THE REGION – TOURISM

The first and most important thing is to emphasize its unbeatable location, 10 minutes from the busy city of Valladolid, a very important monumental and gastronomic tourist center also the geographical capital of Castilla y León. 

This important Spanish city organizes several commercial fairs and events every year, attracting ten thousands visitors.

The Valladolid region is also the origin of the prominent “ Ribera del Duero” wine. Over the years this region became a favorite destination for the upcoming “enotourism”.

This type of tourism is focused on wine production areas and also to gastronomic and cultural tourism depending on the historical or artistic character of the wine industry in the area as an industrial heritage.

It has to be stated that enotourism in Spain has increased in recent years to over 3.000.000 visitors per year.

Many tourists combine enotourism with cultural sightseeing. Therefore the historic city of Valladolid is of utmost interest. The historic center of “the city on the Pisuerga River”, is home to an interesting collection of Renaissance architecture comprising houses, palaces and emblematic buildings such as the Cathedral, the College of San Gregorio (today the site of the National Sculpture Museum) and the church of San Pablo.

The city has an intense cultural schedule thanks to its status as a university town. Here they host events such as the Seminci, the International Film Festival, one of the highlights of the Spanish film calendar, as well as the yearly International Street Theatre and Arts Festival.

However “last but not least” Valladolid is also known as the City of Tapas, displaying typical establishments, with a great offer of both traditional and avant-garde cuisine.

Located in the province of Valladolid near to an idyllic town known as “the joyful tear of el Duero” or “the oasis of Castilla”, a place with abundant vegetation and an incomparable environment.Visitors can enjoy the famous route leading between pine forests, vineyards and ancient wineries, taking them to the Castle of Peñafiel, where the “Wine Museum” is located.

The Hotel, on an urban plot of 7.500 m2, is quiet and cozy, ideal for all those who want to enjoy nature and gastronomy, has 40 spacious rooms, all of them exterior and tastefully decorated.

Every room features a private bathroom, natural exterior light and a careful decoration based on the most traditional styles with an elegant  touch and all modern comforts. It also holds 7 large suites and 3 separate bungalows ( with 2,3 and 4 bedrooms) . 

All of them decorated with a maximum comfort and great details using noble woods, displaying all the charm of the Ribera del Duero region. They all feature Hydromassage bathtub, Wifi and heating.

The complex also includes : Industrial laundry, elevator, library, various meeting rooms/venues, gardens, parking space and idyllic patios.

As for the professional kitchen, it serves up to 200 guests and features a large roasting wood burn oven.

The whole complex is surrounded by nicely kept gardens with a swimming pool, a  wellness area featuring jacuzzi, treatment room, gymnasium and sauna.

 

RESTAURANT

The restaurant is open to the public,  not only to hotel guests. During the years it has built a strong reputation for its high quality dishes. Every weekend the dining room is filled with reservations. There is No menu, only a “à la carte” which mainly serves Castillan Specialties and roasted meats.

 

BISTRO AND TERRACE

Also open to the general public, both hotel clients, passengers and local clientele. Due to the warm weather the terrace in the garden attracts plenty of people, especially at night with soft music and idyllic candlelight.

Apart from the drinks, clients can savour “tapas and servings” mainly prepared using typical products of this region: Asparagus, fresh vegetables directly from the farmer, Villabañez bread, Sardón cheese, natural honey … 

All these delights can also be acquired at the hotel reception shop.

 

DINNERS WITH ORCHESTRA & DANCE:

Every Saturday night from November (when Weddings end ), to April (when Communions begin) the Venue Hall is filled with more than 200 people, enjoying dinner and dancing with the Orchestra. Many of these “ locals” will contract the Venue for upcoming wedding parties, communion, or family/corporate events.

 

VENUE- WEDDING- COMMUNIONS 

The hotel offers the possibility of organising different  events in an exclusive and different space taking care of the smallest details. From April to November the hotel business organises 45 to 55 Weddings hosting an average of 125 to 250 people

 

COMMUNIONS:

A yearly average about 50 communions are contracted, all of them  between the last week of April and the first week of June.  Hosting about 200 people in the large event room.

 

TURNOVER – OCCUPANCY 

The hotel realizes an  average of 75 % occupancy.

Actually the rooms are priced 50 € to 66 €/night and 80  for the suites. On top of this income we should consider the revenue generated by the restaurant + the 55 Wedding parties/year + 50 communions/year.

We can therefore conclude that this hospitality business generates high profit rates.

 

EXPANSION – GROWTH

  •  installing an elevator in adjacent building
  • cover the pool so it can be used all year round
  • perhaps a bit of “face-lifting” here and there would be advisable

These simple improvements can already lead to an increase of the room rates !!!
